What we keep, and what we don't

The Johns Islander is run by Mike Olson, a licensee with eXp Realty, LLC. This page says what happens to anything you share here.
What you send us
- The note form on /ask: your name, email, optional phone, the island and timeline you pick, your question, and the page you came from. It’s stored so Mike can answer you, and passed to Val, the guide’s AI assistant, so Val doesn’t ask you twice.
- Calls and texts: only if you check the consent box, which reads: “I agree that Mike Olson, a licensee with eXp Realty, LLC, may call and text me at the number above about real estate, including by automated means. Consent isn't a condition of any purchase. Msg & data rates may apply. Reply STOP to opt out.” We record that you agreed and which version of that wording you saw. Reply STOP to any text to opt out. Calls and texts happen between 8 a.m. and 9 p.m. Eastern.
- The market letter: only if you check its box. Every letter carries an unsubscribe link.
- Val: when Val’s chat is open, what you type there is stored by Val’s service so Mike can follow up.
What we don’t keep
- Addresses you look up on /flood — they go to the U.S. Census geocoder, FEMA and Charleston County’s map services to get the answer, and aren’t saved here.
- Numbers you type into /true-cost — the math runs in your browser; the PDF is built from the link you’re on and not saved.
- No advertising trackers and no third-party analytics run on this site.
Who sees it
Mike, and Val’s service on his behalf. If Mike introduces you to another licensed agent, he tells you first. We don’t sell your information, and we never build mailing lists from county records.
